Atlanta Real Estate Market Update - Seen through a Mover’s Eyes
Several days ago I had the privilege of meeting Kent Aabye of 1-866-U-Moving and Atlanta Movers. During our conversation I asked Kent what he saw in the Atlanta Real Estate from a mover’s perspective. As we talked further I thought it would be interesting for Kent to actually write an article for the blog and he agreed. So here we have the Atlanta Real Estate Market Through the Eyes of a Mover.
Over the past couple of years we have seen the Atlanta moving market move and shift with the changing real estate and economic conditions. A few years ago many of our 1-886-U-MOVING customers were local “move up” moves. For example a customer might be moving from a 350,000 home in Alpharetta to a 500,000 in Alpharetta. The customer
may or may not pack all of the boxes but they would usually call us for helpmoving the boxes as well as all the furniture. In addition to the fact that we see far less “move up” customers, we also have seen the request level for services change as well. Where as in the past the “move up” customer would have us move everything for them we currently see many more customers asking us to help with only a portion of the moving (meaning that the customers on average are wanting to spend less on the move and do more of the moving work themselves). Another common theme we see especially in the ITP or “inside the perimeter” moving market is that past moving customers who would buy up to improve the living conditions are know opting to remodel and stay in there current home (so we wind up moving thesecustomers to storage for a time and then move them back into the same home). Finally we are seeing two additional phenomena in the Atlanta moving market and that is many more people are moving from home to apartments (possibly due to downsizing or foreclosure) and many more people moving out of Atlanta to smaller towns through out Georgia and the South East. Some of the people leaving Atlanta for other Southern towns are job related but we also see anecdotal evidence that younger professionals and families are leaving Atlanta looking for a lower cost of living, better quality of life, and/or new opportunities.
