Purchasing New Construction
Purchasing a new home is a very exciting time. Unfortunately it can also become very stressful. This checklist will assist in helping to remove some of the stress by pointing out certain activities that should be performed by buyers before and during the purchase process.
- I have checked out references of other homes constructed by the same builder.
- I have incorporated all promises made by the builder into the contract (not only for the property I and purchasing, but also any promises made regarding common areas and amenities).
- I have reviewed any warranties which may accompany the property.
- I have reviewed and included a survey of the property into the contract.
- I have confirmed whether any part of the property is in a flood plain.
- I have reviewed a seller´s property disclosure statement and attached it to the contract.
- I have confirmed the school district in which the property is located.
- I have reviewed any covenants which might apply to the property.
- I have reviewed the status of the homeowners association and am aware of any fees or assessments that may be required.
- I have acquainted myself with the neighborhood and am familiar with the current and proposed amenities.
- I have confirmed who will be holding the earnest money.
- I have allowed myself ample time to apply for financing, inspect the property and close the transaction.
- I am aware of the builders policy for correction of defects.
- I am comfortable with the terms and conditions of the contract.
