When purchasing a home it is always best to make sure that you are protected from unwanted surprises. One way to accomplish this goal is to have the major systems of the home protected by a One Year Home Warranty. Typically a builder will warranty new construction for one year from the date of closing. Of course virtually every major system in this circumstance should come with a manufacturer´s warranty. 

For purchases of a resale, existing, home I recommend that a one year home warranty be included in the contract. Most sellers are willing to provide this coverage in order to give the buyer peace of mind. A typical home warranty costs under $400.00 and the services provided will have a $50-$75 deductible. Let´s look at what is actually covered with a standard policy:

  • Heating System
  • Air Conditioning System
  • Plumbing
  • Electrical
  • Appliances

Optional coverage for specific situations is normally available for an addition premium. Some of the specific situations that would require optional coverage would include:

  • Swimming Pool - Spa - Hot Tub - Spa Equipment
  • Well Pumps
  • Booster Pumps
  • Drain Line Stoppages
  • Septic Systems
