Area 221
Area 221 is that section of the county that is East of GA 400 and includes addresses from the cities of Cumming, Suwanee and Alpharetta. In the resale segment of the market there were 29 properties ranging in price from $52,50000 to $1,470,000 that went under contract and 7 properties that closed ranging in price from $130,900 to $595,000. In the new construction segment of the market 12 properties went under contract ranging in price from $239,265 to $750,000 and 3 properties closed ranging in price from $150,000 to $447,000.
Area 222
Area 222 is that section of the county that is West of GA 400, South of Hwy. 20 and includes the city of Cumming and part of Alpharetta. In the resale segment of the market there were 15 properties ranging in price from $86,100 to $554,000 that went under contract and 4 properties that closed ranging in price from $194,600 to $268,500. In the new construction segment of the market 11 properties went under contract ranging in price from $216,740 to $439,900 and 2 properties ranging in price from $314,900 to $437,500.
Area 223
Area 223 is that section of the county that is West of Ga. 400, North of Hwy. 20, outside City limits of Cumming. In the resale segment of the market there were 14 properties ranging in price from $99,000 to $229,900 that went under contract and 5 properties that closed ranging in price from $141,000 to $420,000. In the new construction segment of the market 1 property went under contract at a price of $399,000 and 1 properties closed at a price of $323,500.

For the month of November 2008, real estate sales for single family detached homes in Forsyth County looked like this:

• 16 Resale Properties Closed
• 24 New Construction Properties Went Under Contract
• 6 New Construction Properties Closed.
Compared to the data from October, Resale Property Sales declined by 22 units and closings declined by 11 units. New Construction Sales declined by 11 units while closings only fell off by 1 unit. With the number of properties that have gone under contract in the last 2 months, December should be a fairly strong month for closings.
