5 Commandments for Selling

TO GET TOP DOLLAR FOR YOUR HOME

PRICE IT RIGHT

Studies show your best chance for selling your property is within the first seven weeks. The longer it stays on the market the less you are likely to net.

CLEAN IT

Immaculately clean homes typically sell quicker and for a higher price. Homes that are clean, tidy and fresh smelling do not run the risk of turning off a significant number of prospective buyers. Invest some time cleaning and discarding items that you will be throwing out anyway.

MAKE IT ACCESSIBLE

If you were a REALTOR and had comparable properties to show in a given area, which one would you show, the one with the lockbox or the one you had to wait for an appointment. If you happen to be home when an agent brings clients to your home, taking care of a few details beforehand will really help. Turn on lights, open drapes and blinds, unlock doors, turn on soft music and gather the family and pets for a short walk. This will put the buyer at ease and allow the REALTOR to better do their job.

EXAMINE YOUR CARPET AND PAINT

When it comes to spending some money to help sell your home, nothing beats a new coat of paint. Fresh paint will give your house a new feel. Carpet that is worn, dirty, outdated or an unusual color may keep your house from selling. Replacing carpet may sound extreme, but considering the alternative of losing buyers, it may be called for. Would you rather have buyers discussing the new paint and carpet or trying to figure out how much to reduce the price by so that they can have it done?

ENHANCE YOUR CURB APPEAL

Your home will never get a second chance to make a first impression, so why would want the front yard to look anything less than its best? Every buyer would like to live in one of the nicest looking homes on the block. Make sure the lawn is mowed and edged, walkways swept, and debris cleaned up. Make your first impression a positive one.
